Sales by Realtors in June of existing single-family homes and condos/townhomes. Data provided by Florida Realtors and the Realtor associations of the three Treasure Coast counties.
What it shows: As the number of existing single-family homes on the Treasure Coast market continues to dwindle, sales in June were up 12.6 percent from a sluggish May and up almost 3 percent from the previous June. Martin County sales were especially strong, up almost 29 percent from a year ago, though the median price dipped slightly. Statewide sales of existing homes were up almost 20 percent, but the decline in inventory is only about 6 percent from a year ago, compared with almost 22 percent on the Treasure Coast. .
What experts say: “It’s a fast-paced market” said Dennis Fadden, president of the Realtor Association of Martin County. “I just listed a three-bedroom house for under $150,000 and the phone has been ringing off the hook.”
Steve Rennick, president-elect of the Realtors Association of Indian River County, said, “There is a supply shortage I haven’t seen in many years.” The combination of a 17.3 percent increase in the median home price from a year ago is encouraging, and the 20.8 percent decrease in inventory “is another sign of a stronger seller’s market emerging more and more,” Rennick said.
Kathy J. Slusser, northern vice president of the Realtors Association of the Palm Beaches, said, “Days on market dropped dramatically to 35 days, and closed sales between $250,000 and $299,000 saw an 85 percent increase, according to year-over-year statistics for June.”
